THE SECOND STORY | May 12th, 2022

Great day for staying on solid ground!

This photo was taken at Ballena Bay, on May 10th, out at the point where you either go into the water or turn around on a very narrow paved, bumpy road. It’s been quite some time since I’ve seen thunderheads so close by, certainly during daylight hours.

And it was smokin’ windy! I was loving it!  But probably not as much as the very few windsurfers who, I imagine, were holding on for dear life.

CNCS (A property was advertised as ‘coming soon’) It was then put on the market as ‘new’.

AC (active contingent on selling another property)

PCH (price change)

PSB (pending sale, want backups )

PSLA (pending sale, subject to lender approval)

DOM (days on market)

Active Listings 44

DOM   High 1820    Low 0    Avg 67    Med 14

Pending Listings 13  including 1 PSB

DOM   High  25  Low  2  Avg  11  Med 12

Sold Listings  21

DOM   High 95    Low 0    Avg 18   Med 12

I find it quite interesting that the number of active listings is 44. That kind of gives me an idea that folks are getting their properties on the market NOW. And these prices may be coming down a bit.

My listing at 1624 Emerson Terrace closed this past Tues. My Seller had 9 offers. The list price was 1.1M and it sold for 1.8M…no contingencies.

Have a great weekend and if you are around folks you may not know…maybe wear a mask.

Let me know if you have ??? (or any answers) about what is going on in the Alameda real estate market.

I arrived in Alameda in 1973, as a new bride...with husband Carl Schumacher, both of us from Newport Beach. He was embarking on his career as a Naval Architect (i.e. yacht designer) under Gary Mull. Please see the 'ABOUT ME' page in this website! to see how it has all turned out! I'm so blessed!
