Ch ch changes, in Alameda and statewide real estate.

It’s starting to feel like autumn!  This mock cherry tree is now showing bright leaves.  And it’s raining again!  my weird take on some very simple things…

Alameda’s private sewer lateral ordinance is moving….over to EBMUD (East Bay Municipal Utility District).

Based on conversations the Alameda Association of Realtors has had with the Public Works Director, Bob Hahn, it will take place on Jan 1 2015.

I contacted the city earlier this month and they steered me to EBMUD to get the proper info.  But their info is old and doesn’t mention Alameda.  But if your Alameda sewer lateral has passed a test…that time period will remain good for 7 years from the test.  If your sewer lateral has been replaced…that time period will remain good for 25 years.  Alameda is giving its owners the benefit of the extra years that our most recent ordinance had, as we make the transition to EBMUD’s version.  The big difference is a sizable deposit that an owner needs to make to EBMUD so they have assurance that it will be done.  That deposit is refundable. Here’s the link to the proposed rules…but Alameda is not mentioned specifically.

Starting soon!  All CA Association of Realtors will be using a new contract before the end of the year.  Be patient with us!  Everything has been overhauled, or is completely new.  It will take time to get used to.  But it will be better for all.

Alameda Real Estate this Week
Broker Tour Tues  7  I wasn’t on the tour…due to a meeting I had (highly unusual for me to accept a meeting during the broker tour).  BUT I did get into the glorious home at 891 Union.  The agent was gracious enough to let me see it today.  I gave it a couple of awards.  I’ve seen it twice before when it came on the market back in the old days.
