Alameda, I have new biz cards and new signs!

Here are my new signs along with my new biz cards! OK, that’s enough of me showing off. I’m here if you have market questions, and if I don’t have the answers, I am pretty sure I can find some! If I can’t find them, then I’ll tell you!

My favorite escrow officer, Debbie Calvo, of Placer Title Co., said this evening when I called her at work…”Put this on the blog!  Tell the buyers that they need a complete paper trail of their money….including if they have cash.  It all needs to be sourced or the lender or the escrow company can’t or won’t use it!”

It’s that simple.  Don’t have third parties give you money if you can’t source it!  It may take a bit of time to do it so get on this detail right away, before you choose a property!

In fact, just now my former clients, whose house we closed about a month ago, just emailed me and said they needed proof of where they got the downpayment for the house they have in escrow now.  They just don’t need the HUD 1 Statement…the lender wanted the complete contract and counter offer signed by all parties for that property!  Thank goodness I keep that on my computer in Dropbox!  She’s got it now!

Continuing onward…

There were 11 offers on 1809 Versailles a week ago.  My client got it ….and there are two backup offers on it!  Check out the is very nice.

Broker Tour Tuesday – Took the bike ride to 94502 before I toured 94501.  It was windy!
