Searching for water….in Alameda

I came downstairs on Monday, and found this!  I hollered WAIT, WAIT and took this picture of my plumber Ethan, of Ethan’s Service Plumbing.  He’s diverting a rain drain line from the sump pump, to the exterior of the house while we (he) figures out what is slowing the water from getting out smoooothly, and not backing up!

Winner  the owners of this re-do will do it again with a purchase (old but has loads of potential) on Eastshore!
Get me to rehab!  Tie!  The one of 205K is combo wreck and hoarder house.  It was swimming with folks who want to get a great deal (but at what prices when inside/outside/roof/foundation must be done?  The other one is choking with smoke and was a mess…and had some lookers too!

OK – I’ve save the best for last….remember, when I got into the biz rates had just broken 17%.  Here’s how it’s gone down since then.  I’m afraid the combo of low interest with low inventory has created a dearth, but when rates go up (and they will sometime), not as many folks will qualify for financing.
