Buy an interest rate…it comes with some real estate.

ALAMEDA REAL ESTATE THIS WEEK…

You go out to buy an interest rate and it comes with real estate.  Let’s hope you get the excellent rate you want (very amazing)…. and a house or investment property that you’ll want for a long time!  I honestly think that buying these phenomenal rates, if you qualify for them, is incredible.   And if you don’t get the best ones out there, you’ll do very well anyway!

It helps to get some perspective….When I got into the real estate biz, rates were just coming down to 18%.  Yes, that was over a generation ago (ut-oh, I don’t like the way that sounds).  That was when sellers were wrapping a loan with their own interest rate and carrying the note including the existing loan.   All Inclusive Deeds of Trust.  Yes, real estate did get done!  Some of the olden-day tricks did become against the law.

And then 14%, under 10%, who knew?  And as the downward trend became more incredible… the prices were heading up!  Back then, most 2 bedroom homes were $145,00 in Alameda with a 10% interest rate.  You could relate the interest rate to the price.

And now we see prices up, up, and away –  and the rates way down.  And ‘they’ say rates will be ‘this’ way for another two years.  I wish I had the guts to say what I think…but hindsight is better than a loud mouth spewing out foresight.

For now, be sure you are getting the best of lenders to work for you.  Many mortgage brokers are doing very well with timing on contracts.  Some institutional lenders suck.  If you have questions, give a call.

Cute!  This includes a new foundation, and a very lovely yard.
Makes me sad….the photo is whacked but when I went there this evening I felt that I had sold it once.  But it was so different.  I just looked it up.  I listed it and it sold in 2003 for 460K.  Check it out.
Smells, fleas, flies  Some neighbors near this had told me about the mess…haven’t seen it yet but that’s the description on the confidential remarks…..
