THE SECOND STORY | August 23rd, 2012

I love this photo of the Alameda Theatre!  I took it right after it opened after decades of being ignored!  Bravo!

Boomer Chick Musings (one chick’s check on todays times – me!)  I think if you read this blog for real estate…you’ll need to read this other blog regarding Federal Pacific Electrical boxes.

ALAMEDA REAL ESTATE THIS WEEK…
I put 3271 Fillmore on the market last week and it received 5 offers and they are being considered by the Sellers now.

One of the other properties that folks went crazy over is 1401 Gibbons Drive.  I heard it received 10 offers.

Broker Tour Tues  6 new properties on the market this week, all on the main island!  It was a good, but brief bike ride!  The one at 1555 Central is cool and a big single level, but only has two bedrooms and 2 baths, and no backyard, and it’s on a 6000 sf lot!  But it is sweet if you would like to see a great home….they don’t make them that way anymore!

Highest and Lowest NEW listings!

Active listings this week   75
Pending listings this week  128

New  10BOM (back on market)  2
Price Changes  0
Pending  26    here comes another rush of closings in 30 days, give or take!
Sold  11
Expired  0
Withdrawn temporarily 2
Withdrawn/canceled   4

ALAMEDA REAL ESTATE AWARDS THIS WEEK….remember this is only my perscpective!
Winner!  It’s a tie…and while it hasn’t been on the tour yet, it’s listed, and I saw it in 2009 and it sold for 740K..and it looks even better now.  It’s a relocation and is priced at 685K.   The other one doesn’t win any awards for photos (one only and it’s bad) but inside it’s very nice.

Got me a makeover!  This is an A model townhome, (Bay Farm Island, single level, 2/2) and it looks great…thus the higher price.

Get me to rehab!  No open houses on this.  All cash only.  It’s a piece of junk.  But it’s very walkable to Park St.!

That’s a wrap!  Carry on!  Make it work!  Check out Boomer Chick Musings for my chat on the electrical boxes and a link to the subject.

best, marilyn

I arrived in Alameda in 1973, as a new bride...with husband Carl Schumacher, both of us from Newport Beach. He was embarking on his career as a Naval Architect (i.e. yacht designer) under Gary Mull. Please see the 'ABOUT ME' page in this website! www.MarilynSchumacher.com to see how it has all turned out! I'm so blessed!
