An Alameda Victorian with a fresh new look!

This house is a 10 unit building I wrote about when it was a total wreck.  Now look at it!  It’s on Central between Willow and Chestnut on the north side.  I had a chance to meet the owner who was there when I brought my camera to take some shots.  He was being interviewed by Oakland Magazine.  If it looks anything like the outside, the inside is wonderful!

He hired an big time artist from SF to come and do this.  Fabulous, and done completely around the building.

That is how one person takes old and makes it new!  It gets all my good awards and it’s not even done.  Winner, Grand Dame, Out of Rehab, Got me a Makeover!  Three cheers!

ALAMEDA REAL ESTATE THIS WEEK.
We had  214 L Cypress come back on the market.  But there is interest and I’ll have it open 2-4 on Sunday. My client closed on 218 Cypress today for 248K.

Remember, if it’s Alameda real estate, I will always consider working it.  It’s what I do and what I know.  When I am called, I ask for time to have an interview with the client(s).  If I don’t do that, I can’t help them because I don’t really get to know them.  At the worst you get some excellent market info.  At the best you buy a property using an ethical agent, or you sell a property using an ethical agent.  We are in this together.  If you want references I’ve got plenty of those.  And I don’t ‘double end deals’, which means I don’t represent a buyer and a seller on the same property.  Questions?  Call me.  Again, just like the credit card company, what have YOU got to lose?

Active listings this week 95   Some new properties out there….
Pending listings this week 123.  Some are selling in less than 2 days.  If you want to work this way you either need all cash, or a strong preapproval letter, and not too many contingencies….but you have to watch out for that last item.  If there is work to be done and you don’t have the expertise, you’ve got to have that contingency.  Really.

ALAMEDA REAL ESTATE AWARDS THIS WEEK… remember this is only my perspective!
Well, the Black and White House takes all the good awards, but I’m giving a winner to one on the tour this week.

Winner – this was a flip…but the contractor got big kudos from the Alameda City code inspector, and it has lots of green features.  Small but nice.
