THE SECOND STORY | January 19th, 2012

Peace….full.

Blog photo:  This was taken a week or so before Christmas, just last month.  I took my camera with me but didn’t expect much as I rode my bike.  And then – there it was.  These are remainders of piers at Alameda Point, just to the south of where the USS Hornet is, along the bike path that leads up to the ships.  It was perfectly still and the water expanded the reflection of the posts.  Awesome.

Blog post: Why do you want to get inspections before you put a property on the market?  I mean, it only costs money especially if the buyers are going to be getting them!

Well, allow me to tell you.  First, Sellers need to know what they are selling.  If they don’t understand what they want the Buyer to buy….then they (the Sellers) will get surprised.  Second, often they will show some items that the Sellers didn’t know were damaged or broken.  And those items may be big or small but they might have an impact on a list price!  And third, they give an idea about how much the Buyers want to pay for the house.

Buyers will get their own inspections when they get in to the property.  They have a predetermined time to get them done in order to find out what’s really going on there.  This is very important because they can find out what was similar between the reports….or different!

Get inspections.  And better yet…get them when you are happy in the property….about 3-5 years apart, before you ever think about selling.  You’ll be saving yourselves $$ and having more fun in the house!

(If you need names of inspection companies, give me a call.  I have some definite thoughts about the subject!)

ALAMEDA REAL ESTATE TODAY….
1219 Regent went pending the end of last week.  It is ACTIVE/CONTINGENT.  That means the Buyers have a certain number of days to get their house sold (contingent on the sale of their house).

I arrived in Alameda in 1973, as a new bride...with husband Carl Schumacher, both of us from Newport Beach. He was embarking on his career as a Naval Architect (i.e. yacht designer) under Gary Mull. Please see the 'ABOUT ME' page in this website! www.MarilynSchumacher.com to see how it has all turned out! I'm so blessed!
