Stopped for a picture while riding my bike on the broker tour in 94502. What a gorgeous day. I kid folks about the weather there….it’s super windy because there is nothing between you and the SF Golden Gate to slow the winds down, and people who buy on the bay fringe should have a full time window washer, and a very salt-water-proof garden!

Total Alameda properties on the market: 245 of which 67 have pending sales.
Of the 245 active/pending listings, 90 have had obvious price reductions (some may have been taken off the market and reinserted as new listings with a lower price).
There are currently 130 detached single family homes on the market of which 41 are pending.
Of the 90 active/pending listings with price reductions, 46 are residential.
The average DOM (days on market) for those 130 detached single family homes is 124 days.

Total Alameda properties on the market: 138 of which 73 have pending sales.
Of the 138 active/pending listings, 2 have price changes (Note I said “changes” not “reductions.” In this market, pricing low has ramifications…because if the market rejects the listing, we see some listings being increased to accommodate the seller.)
Average DOM is 23 (Note this average, not median.)
